HOUSE FINDING SERVICE -

Prime Languedoc is the property search company specializing in helping potential buyers to find the house of their dreams in the Hérault. Busy people often do not have the time to carry out an exhaustive search themselves. We act on behalf of the purchaser, not on behalf of the vendor, which is the role of the estate agent. Our service is there to support you from the moment you sign an agreement with us, throughout the selection and contract process, to the moment at which, after having moved in,you need a good plumber. It’s the next best thing to having a good friend in the area!
From an initial brief we search for a suitable property both from local estate agents and from our own local sources of information. Often we know of houses for sale even before they come on the market.

Garrigae Unveils New Plans For Its Former Distillery Development In South Of France

French Developer, Garrigae Investissements, specialists in renovating historical buildings into stylish residential developments, today unveils new plans at ‘Les Templiers’, a former distillery development in Pézenas. In response to current market conditions Garrigae has optimised original plans to convert the town’s old distillery into a luxury retreat and spa and is now selling 49 character freehold apartments in this highly sought- after renaissance market town.

The development comprises of three zones. The Main Building hosting 38 apartments will become the heart of the resort and the hub for the Garrigae services including: reception, wine and tapas bar, wine cellar, a large outdoor swimming pool and Mediterranean gardens. The Garrigae spa will be built around a peaceful Mediterranean - style tiled courtyard with olive trees and a fountain, and will feature a Jacuzzi, steam and massage rooms and a range of organic treatments. All of these amenities will be managed by Garrigae Hotel & Resorts, who are involved in the development for the longevity. In zone two, Period Houses overlooking the garden will be completely restored and converted into 11 luxury apartments. The ground floors will house a conference room and a mini gym. Thirdly, The Mansion, built in the late 19th century will consist of 11 suites arranged on four floors which will remain the property of Garrigae.

The historical distillery building with a tower and castle-like façade was built at the end of the 19th century and originally consisted of two houses with separate entrances. In the 1940’s wine growers brought their lees and dregs to the distillery which made them into eaux-de-vie (spirits -70% and 90% alcohol) used for disinfecting and healing. A market for eaux de vie (spirit) was held in the Place des Trois Six in Pézenas and the spirit was also sold to the state. In 1975, the operations were moved to Montagnac to save the distillery there from bankruptcy and the Pézenas distillery was used only for storage. Today, the façade and the roof, with traditional tiles, will be kept in tact and this is where the new Garrigae apartments will be.

Pézenas is a small and pretty medieval market town with antique shops and cobbled streets, quiet courtyards and period architecture. Once home to 17th century playwright Molière, its artisans and tradition of theatre live on with year-round performances, workshops and late night craft markets. The region attracts 1.2 million tourists per year. Pézenas’s mild winters, year round market, long warm summers, medieval heritage and urban sophistication make it the perfect place to buy a second home, close to the Mediterranean.

Direct UK flights with flight times of less than two hours connect to five airports in Languedoc: Béziers, Carcassonne, Perpignan, Nîmes, and Montpellier. The announcement in August of the new Ryanair base at Leeds Bradford International Airport has also seen new routes opening up to Carcassonne, Limoges, Montpellier and Nantes, making these areas more accessible for buy – to - let property investors.

Apartments at Les Templiers are generously proportioned, with interiors styled to evoke classic southern French elegance. The quality of materials can be seen in the wrought-iron, wood and local stone designed interiors with fabrics and finishes in warm Mediterranean hues. All apartments also feature an LCD flat screen television with built-in DVD player, as well as audio docking system, 8GB i-pod and wireless internet access. The end result is chic, calm and comfortable.

Les Templiers properties are offered through the government leaseback and tax exemption scheme with guaranteed rental returns over a 9 year period. There is a guaranteed rental income of up to 4.5% (gross), if owners are not using the property themselves or alternatively they can chose to take a smaller return and use their property for up to six months a year – a welcomed assurance for property buyers in today’s economic climate, looking for a guaranteed return on investment.

NEWS FROM DOMAINE DE LAVAGNAC

"IT IS THE ADDRESS FOR INVESTORS AND HOLIDAY HOMEBUYERS IN THE "REAL "SOUTH OF FRANCE."

The Frere Group’s unique new €500 million golf and spa development in Languedoc-Roussillion is to be managed by The Address Hotels + Resorts, the award winning 5 star premium hotel brand of the Emaar Hospitality Group.
• Record low UK interest rates are giving investors and savers negligible returns, at Domaine de Lavagnac the Frere Group is offering buyers a range of exclusive incentives, including a guaranteed 7% NET return for 25 years, a 19.6% rebate of French TVA and an off-plan completion bank guarantee.
• Domaine de Lavagnac is centred around a 17th century chateau, known locally as the Versailles of Languedoc. Once sympathetically renovated and restored, 70 luxurious hotel suites will be created behind the limestone turrets of The Address at Lavagnac.
• Set in 192 hectares of vines, olive groves and woodland, Domaine de Lavagnac will boast one of the largest spas in the South of France, an international golf course and golf academy, conference centre, retail village and a selection of exclusive freehold properties.

Since the Frere Group launched the first phase of its Domaine de Lavagnac development in the Languedoc-Roussillion area of the South of France, aspiring holiday homebuyers and the financially astute are becoming confirmed Francophiles when they see what’s on offer.

Not only is the setting absolutely superb - 192 hectares of vines, olive groves and woodland, with a 17th century chateau, at its centre -but the financial incentives on offer at this new golf and spa development are also pretty magnifique, including a guaranteed 7% NET rental return for 25 years, a 19.6 rebate of French VAT and an off-plan completion bank guarantee.

This 5 star deal has already attracted buyers with 50 properties being reserved within weeks of being released.

Homebuyers can reserve a two bedroom ground floor apartment at Domaine de Lavagnac, priced at €430,000, for a deposit of €36,000, since buyers who opt for The Frere Group exclusive leaseback scheme will be entitled to a French government TVA rebate of €70,000, bringing the purchase price of the property down to €360,000. Buyers have a guaranteed yearly rental income of 7%, giving an annual yield of €25,200, which will cover the 5% fixed mortgage AND pay the maintenance costs on the property over the 25 year leaseback period.

The rental management of the holiday homes and the management of the 70 suite luxury hotel being created within the historic chateau will be carried out by the award winning The Address Hotels + Resorts, the 5 star premium hotel brand of the Emaar Hospitality Group, who signed a contract with The Frere Group earlier this week to operate Domaine de Lavagnac.

As well as the spectacular scenery within the 192 hectare Domaine de Lavagnac development, this €500 million golf and spa retreat will offer a wealth of amenities including an international 18 hole golf course and golf academy, a state-of-the-art spa, tennis courts, swimming pools, plus a tempting selection of gourmet restaurants, a conference centre that can accommodate up to 500 people, leisure facilities including tennis courts and a selection of exclusive retail shops.

The location is less than 15 minutes drive from the Mediterranean coast and its wonderful white sandy beaches and just 30 minutes from France’s most popular city, Montpellier.

There are also five international airports within an hour’s drive from Domaine de Lavagnac, offering a choice of low cost flights.

Scheduled to open in 2011, Domaine de Lavagnac really is set to be the most exclusive address in the area, being the first five star tourism development in Languedoc.

Charles Cox, chairman of Residence de Lavagnac SARL, the Frere Group’s development division, said: “Domaine de Lavagnac is unique in this area. The eco-friendly resort is designed as an integrated community with a retail village and world-class golf course and academy to maximise its tourism potential. To operate the hotel and residential units, we needed a partner who could bring in true value differentials. The Address Hotels + Resorts, with its track record of creating distinctive hospitality experiences, offers a perfect fit to our growth objectives.

“While many areas within the eurozone are experiencing a downturn in tourism, the popularity of this area continues to grow - an increase of 7% in tourism visitors was recorded in 2008, brining the figure to over 10 million for the year, while Ryanair is forecasting passenger growth of 75% by 2010 in the Languedoc area’s five international airports.”

Cox added “This upturn is also reflected in the property market in this area of Southern France, which is one of the most vibrant in the EU, enjoying an average of 9.8% annual growth over the past decade.”

Each of the homes being built at Domaine de Lavagnac will offer unrivalled luxury accommodation. The properties, which will range from 80 sq m to 316 sq m, will include serviced holiday homes to be managed by The Address Hotels + Resorts, all of them designed in chic contemporary style, plus a selection of stylish and luxurious permanent residences.

For buyers interested in securing their ideal place in the sun at this idyllic South of France development, and for further information on the unique 25 year guaranteed leaseback scheme on offer from The Frere Group, contact the Domaine de Lavagnac UK office on 0870 6265269 or visit the website at www.domainedelavagnac.com
